Buying Foreclosures - Is it a good Idea?

 

Almost every buyer in the Austin area, today is thinking first about foreclosed homes. It makes good sense because opportunities exist to purchase homes  below market value. I know everyone has heard about the huge depreciation in Real Estate over the last year, and declining values are being driven by foreclosures. This is true, in most cases, but here is a fact that you probably didn't know. According to a recent article from The Texas Real Estate Center, property values in Austin & Round Rock TX have actually appreciated 3.7% in 2008. This would indicate that it's probably a pretty good idea to invest in a home in the Austin area, in spite of the current state of the economy. 

 

$8000 Tax Credit

 

Home Buyer Tax Credit– H.R. 1, the “American Recovery and Reinvestment Act of 2009,” passed the House on February 13, 2009. The bill provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009.  The credit does not require repayment.  Most of the mechanics of the credit will be the same as under the 2008 rules:  the credit will be claimed on a tax return to reduce the purchaser's income tax liability.  If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser.

 

Therefore, if you are a first time buyer, purchasing a foreclosure you can benefit from the $8,000 tax credit as well as a lower purchase price.
